This property has a shared (communal) entrance therefore, strictly no pets allowed.

There is a strict lettings policy for this property, please read details below;



* References must be provided from a minimum of 2 sources, one of which should be from a previous or current landlord.


* Applicants must be able to provide a full 5 years address history for referencing purposes.


* Any applicants who are known to be currently or have previously been a perpetrator of violent and/or anti social behaviour, or any other form of nuisance, will not be considered for accommodation in the area. This also applies to applicants with a history of criminal convictions.


* Consent must be provided for the purposes of obtaining references, and for a background check to identify any current or former criminality with West Yorkshire Police. Applicants who refuse to provide this consent will not be considered for accommodation in the area.


* Applicants who are found to have provided false or knowingly inaccurate information during the suitability process will not be considered for accommodation in the area.


* Applicants with a current drug and/or alcohol abuse issues will not be considered for accommodation in the area.


* Applicants with a history of drug and/or alcohol abuse issues will need to provide evidence or references to support they have not suffered any relapse within the previous 12 months and are not at any risk of doing so should they be offered accommodation in the area.


* Any applicant who is under the age of 35 years old will not considered for accommodation in the area.


* Any applicant who is known to have general tenancy support requirements and/or vulnerabilities will only be considered for accommodation in the area if it is clear from references, background checks, suitability & affordability checks and detailed information from any existing support providers that they have no unmet support needs and that their vulnerabilities and support requirements do not place them at any risk of tenancy failure and that these do not manifest in any behaviours which are potentially problematic or have the potential to cause any disturbance to others.




Additional Information:



* No bond/deposit required, and no letting agent fees.



* Assistance available for council tax or Universal Credit applications.



* Rent is charged over a 52-week period.



* Rent payments must be made in advance. Universal Credit claimants and those in employment need to make an advance rent payment of 4 weeks rent (£663.65) when signing up.



* Full repairs service, including annual gas appliance servicing where applicable. 24/7 call-out for emergency repairs.



* New tenants will have an Assured Shorthold Tenancy for the first 12 months, which will convert to an assured tenancy after 12 months if conducted satisfactorily.
